PRE-CONSTRUCTION PLANNING
  • Pre-planning is critical to an on time, on budget project

  • Detailed design meetings to ensure the District’s requirements are integrated into the building design elements

  • Develop Master Construction Schedule that ensures the Design Schedule coincides with the Building Schedule

PRE-REFERENDUM PLANNING
  • Assist the District in developing and refining overall scope

  • Estimate each and every scope item

  • Very important to establish a conservative referendum amount

  • Keep tax increase as minimal as possible

  • Present project to public through newsletters and public information sessions

SCHEDULING/SEQUENCE PLANNING
  • Project schedule developed after understanding the District’s priorities

  • Blend in input from Architect and Engineers to develop schedule that sequences work and sets critical milestone dates

  • Schedule placed in Architect’s Summary of Work and becomes legally binding for the Contractor as part of bid documents

COST ESTIMATING
  • 3-legged stool approach for estimating and cost validation:

    • District's input

    • Project Manager’s estimate

    • Architect/Design Engineers’ input/estimate

  • Recommend developing list of Alternates to ensure there are no surprises on bid opening day

CONTRACT MANAGEMENT
  • Recommend multiple prime contracts

    • Minimizes sub-contractor mark up

    • Allows for greater contractor oversight

    • Helps stretch the District’s dollar

CONSTRUCTION MANAGMENT
  • Overall construction coordination, daily site observation & inspections

  • Coordinate bi-weekly contractor meetings, distribute daily progress reports

  • Customized cost control report, contractor payment review/processing

SYSTEM START-UP/TESTING
TRAINING/CLOSE-OUT/OCCUPANCY
  • Ensure all systems and equipment are fully functional

  • RMG never leaves the site until all systems are working properly

  • Coordinate training with District personnel

  • Transfer all records, warranties, and manuals to District

  • Catalog construction photos, organize and label key cabinet
